" It's a quaint building, small but tidy."

Quick Walkthrough[edit]
- Talk to Count Marius Caro.
- The house itself costs 7,000 septims, but you will need to furnish it fully (seven upgrades) to complete the quest.
Detailed Walkthrough[edit]
Leyawiin Lodgings[edit]
To buy a property in Leyawiin, speak directly to Count Marius Caro at Castle Leyawiin. As long as his disposition is above 60, when you ask about properties in town he will mention a "quaint building" which is available for sale. Pay the 7,000 gold and he hands you the keys. As the Count mentions, the house is in the rather run-down central section of the city. It abuts the back of the Three Sisters' Inn and is across the road from Weebam-Na's House.
Furniture Deals[edit]
Count Maro mentions that the house is modest and devoid of furnishings, suggesting you visit Gundalas at Best Goods and Guarantees to spruce it up. Gundalas will sell you all 7 upgrades, each for a base price of 1,000 gold. These are: House Bedroom Area, House Dining Area, House Kitchen Area, House Reading Area, House Storage Area, House Study Area and House Wall Hangings. See the house page for more information of what each buys you.
Once you have all seven upgrades in your possession the quest will be complete.

- Notes
- Not all Journal Entries may appear in your journal; which entries appear and which entries do not depends on the manner in which the quest is done.
- Stages are not always in order of progress. This is usually the case with quests that have multiple possible outcomes or quests where certain tasks may be done in random order.
- If an entry is marked as "Finishes Quest" it means the quest disappears from the Active Quest list, but you may still receive new entries for that quest.
- It is possible to use the console to advance through the quest by entering
setstage HouseLeyawiin stage
, where stage
is the number of the stage you wish to complete. It is not possible to un-complete (i.e. go back) quest stages. See SetStage for more information.
