Vark is an Orc publican who runs Vark's Tavern, a dive bar located in the Bravil Riverside settlement outside of Bravil. He is looking to sell the Riverside Shack, a small house on the shore of the Niben Bay, for 1,500 gold.
He lives below his tavern. He gets up at noon every day and heads upstairs to open for business. He remains behind the bar until 6am, when he returns downstairs to go to bed.
Vark wears a coarse linen shirt, canvas trousers, leather boots, leather bracers, an ebony emerald ring, and a plain ebony ring. He carries a key to the tavern.
Vark occupies the floor below his tavern, which has its own door to the outside and can be accessed via a trap door behind the bar. The space is largely bare - he has food and water bowls for his dog Gron, a couple casks of ale, and a smaller bedroom with a bed and some crates for storage.
The first time you walk in, Vark will greet you: "Oh great, another one; you better not be a freeloader like Old Man Finn over there." If you ask who Finn is (assuming you don't already know), he'll tell you: "He's a regular here at my tavern... I'd call him a customer, but he never pays. I'd throw him out, but I've seen the hovel he calls a home... I just don't have the heart to do it." If you buy Finn's shack, his attitude toward you will improve: "Hey, I heard you bought Finn's place to help him pay his tab... you're alright..."
Asking about the Riverside Shack will get the following response: "The house outside the city? The previous owner left in a hurry, and asked me to sell it for him. It's a bit run-down, even by standards here, but perfectly liveable. Are you interested?"
